The single biggest factor in rental appeal is natural light. Dark ADUs rent for $200–$400 less per month and take twice as long to fill. We see this constantly with garage conversions where owners install the minimum number of windows to save cost. Add skylights, larger windows, and glass doors wherever possible. The ROI on natural light is massive.
If tenants can hear everything happening in the main house — and vice versa — you'll have constant complaints and high turnover. Proper sound insulation in shared walls and ceilings isn't optional, it's essential. We use acoustic insulation, resilient channels, and mass-loaded vinyl on all shared surfaces. It adds $3,000–$5,000 to the project and saves years of headaches.
In a small ADU, the kitchen is a major selling point. A cramped galley kitchen with a tiny sink and apartment-sized appliances signals "cheap." Full-size appliances — even in a small footprint — signal quality. A 30" range, full-size refrigerator, and a deep single-basin sink cost less than you think and command significantly higher rent.
Even a small patio or private entrance makes a huge difference in rental desirability. Tenants want to feel like they have their own place — not that they're living in someone's converted garage. A 100 sq ft concrete patio, a privacy fence, and a separate entrance can add $150–$250/month in rent. That's $1,800–$3,000 per year for a $5,000 investment.
Luxury vinyl plank flooring looks like hardwood, costs half as much, and is more durable. Quartz countertops photograph beautifully and last forever. Good lighting fixtures transform a space. The difference between budget finishes and mid-grade finishes is maybe $8,000 on a full ADU — and it can add $200–$300/month in rent. Over 10 years that's $24,000–$36,000 in additional income.
