Free Consultation & Property Evaluation

We start with a free on-site visit. Richard personally evaluates your property, walks you through your ADU options, and gives you an honest assessment of what's possible — including the after-build value of your property.

Design Options

We present up to 3 design options based on your goals, budget, and property constraints. For 2BR ADUs under 750 sqft we have proven layouts ready to go — which speeds up the design phase significantly.

Permits & Engineering Plans

We handle all permit applications, engineering plans, and city/county submissions. This is where most projects get bogged down — our 30 years of local experience means we know exactly what each jurisdiction requires.

Construction

Our own crew handles the build — not subcontractors you've never met. We keep you updated throughout the process and give you direct access to Richard. No middlemen, no surprises. Average timeline is 6–9 months.

Inspections & Sign-Off

We coordinate all city inspections and ensure everything is signed off correctly. Your ADU is fully permitted, fully legal, and ready for occupancy — which matters enormously for insurance and future resale.

Final Walkthrough & Delivery

Richard personally walks you through every inch of the finished project. We don't consider a job done until you're fully satisfied. Then we hand over the keys — and your property is worth more than when we started.
